Why your water heater isn't making hot water

No hot water at all
On a gas unit this is almost always the pilot or the ignition; on an electric one it is usually a failed heating element or a tripped high-limit switch. Both are repairs, not replacements.

You run out of hot water too soon
Sediment from Maryland's hard water settles in the bottom of the tank and takes up space the hot water used to occupy. A flush often buys back years of capacity.

Water is lukewarm and never gets hot
On an electric heater there are two elements. When the lower one fails the upper one still runs, which is exactly why the water is warm rather than cold.

Rusty, brown-tinted or metallic-smelling hot water
The anode rod has been used up and the tank lining underneath it has started to corrode. Replacing the rod early protects the lining; once the tank itself is rusting through, it needs replacement.

Rumbling or popping from the tank
Water boiling underneath a layer of sediment. It means the burner is working harder than it should and the tank is overheating in spots.

Water pooling around the base
A drip from a fitting, valve or connection may be repairable. Water coming from the body of the tank means the tank needs replacement.

Code & Permits
Permits and inspection in Montgomery County
Montgomery and Prince George's County work differently from the rest of Maryland: plumbing and gas permits come from WSSC Water, not from the county permitting office.
A permit is required for each gas appliance installation, and a WSSC Water inspection follows the work. The Plumbing and Fuel Gas Code for both counties does not allow homeowners to install gas appliances themselves — it has to be a WSSC-licensed plumber or gasfitter, who pulls the permit and arranges the inspection.
Mallick is WSSC-licensed and holds Maryland Master Plumber License #19572. On a gas water heater replacement the permit and inspection are part of the job, not a line item you chase afterwards.
